Tennessee is one of the top states people are moving to in 2024, ranking alongside North Carolina, South Carolina, Georgia, and Idaho. Nashville also stood out as a top city in the Moving Migration Report by North American Moving Services.
Real estate experts say these new arrivals are helping stabilize Nashville’s housing market despite high interest rates. A RE/MAX report shows home prices in the Greater Nashville area have increased by 5.7%.
Jeff Checko, a relocation director with RE/MAX Advantage, shared his optimism:
“We’re going to keep seeing population growth, and with it, a continued demand for housing.”
The most competitive price range for homes in the area is between $350,000 and $450,000.
Tennessee saw 63% of people moving into the state in 2024, especially as more people relocate to Southern states with lower taxes. Meanwhile, states like California and Illinois had over 60% of people moving out.
Checko also mentioned that the Nashville Yards development is attracting businesses and residents, adding to the area’s growth.
Other popular cities for movers this year include Dallas, Greenville, Charlotte, and Raleigh.
